No Hot Water

Nothing hot at any tap, or it runs cold in a minute.

Quick answer

Not an emergency unless there is also water on the floor. On a gas heater it is usually the pilot, thermocouple, or gas control; on electric it is usually a failed heating element or thermostat. Both are repairs, and most get done the same visit.

No hot water is the most common water heater call there is, and it is worth knowing that it usually is not the whole heater. A tank that has stopped making hot water often has one failed part in it, and swapping that part costs a fraction of a replacement.

How you know this is it

  • Nothing hot at any tap in the house
  • Hot water that runs out in a minute or two when it used to last
  • Water that is warm but never properly hot
  • Hot at one tap and not another, which usually points at the fixture instead

What usually causes it

  • Gas heater: pilot out, a failed thermocouple, or a gas control valve that has quit
  • Electric heater: a burned-out upper or lower heating element, or a failed thermostat
  • A tripped breaker or a reset button that has popped on the unit itself
  • Sediment built up over the burner, common on hard water, insulating the tank from its own flame
  • A tank genuinely at the end of its life, usually past ten or twelve years

What we do about it

  • Test the actual components rather than guessing from the symptom
  • Replace elements, thermostats, thermocouples, and gas valves, usually the same visit
  • Tell you honestly when a repair is worth it and when it is throwing money at a dying tank
  • Flush sediment where that is what is choking the burner
  • Size and fit a replacement when the tank really is finished

Common questions

No Hot Water: your questions answered

Is it worth repairing or should I replace it?
Depends mostly on age. Under about eight years, a repair usually makes sense. Past twelve, you are often paying to keep a tank alive that will fail again shortly. We will tell you which one you are looking at rather than defaulting to the bigger sale.
Why does my hot water run out so fast now?
Usually sediment taking up space in the bottom of the tank, or a failed lower heating element on an electric unit leaving only the top half heating. Both are fixable.
Can you come out today?
Often, yes. No hot water is not a burst pipe, but it is a real problem in a house with kids, so it goes near the front of the line. Call for a real timing answer.
Will I know the price before you start?
Yes. You get one number to approve before any work begins, and it holds once the job starts. This market has a documented habit of quotes climbing mid-job; we built the opposite habit deliberately.
Are you licensed?
Yes. Tennessee Limited Licensed Plumber #5045, issued by the state Board for Licensing Contractors and verifiable at verify.tn.gov. Across eighteen local competitors, not one publishes their number.
